Selling a house isn't as easy as some of the gurus will have home sellers believe. It's not as easy as putting a sign in the yard, exchanging money and keys. There is so much more to it. To sell a house in today's real estate market, you must really be an expert and know how to close, negotiate and market a home. 

There are a lot of fees associated with selling a house and it is important to know all the fees that are associated with the transaction. Here is a short list and again, these numbers are not carved in stone but will give you an idea of the costs. 

1) Real Estate Commission- Commission is negotiable and will also vary depending on the location, agency and the experience of the agent. It is typical that an agent will absorb a lot of fees to market your home. They will have virtual tours of your home, open houses, email blasting to other agents in the area, listing your home on websites like Zillow and the MLS, Posting ads on places like Facebook, blogs, Craigslist and so much more. Let's assume your home sells for $500,000. If the commission you negotiated to sell your home was 6% you would pay $30,000 total. Typically the seller pays the entire commission to both the listing and the buyers agent so it could be split and the buyers agent makes $12,000 and the sellers agent makes $12,000. You do not want to ever choose an agent based off commission. Not all brokers or agents are the same!

2) Real Estate Appraisal Fees- This is typically a few hundred dollars. The appraiser will go through the home and determine how much it is worth based off of the features the home has compared to others homes that have sold around it. 

3) Home Staging Fees- First impressions are everything. Some agents will work with a professional home stager and offer a consultation service as part of their real estate fees and some will not. Hiring a home stager to stage your home is so important. A stager will come in and tell you what you should do to make your home show ready. The cost for the consultation and staging services vary depending on the work performed by the stager. Every home is different. 

4) Closing costs- These fees add up quickly and your agent and title company will be able to give you an estimate of fees associated with closing costs but here are some fees you could incur: Recording fees, Title Insurance fees, Escrow fees, Transfer tax, Re-conveyance fee, Home warranty fee, Pest inspection, Courier fees, and some others fees. Sellers can also agree to help pay any or all the closing costs for the buyer depending on the negotiating during the agreement.
